Megatrend-driven dividend growth

Brookfield Infrastructure manages a globally diversified set of essential economic assets spanning utilities, midstream operations, transport, and data infrastructure. Its holdings feature pipelines, power transmission systems, toll roads, telecom towers, and data centers. These generate reliable and gradually increasing cash flows through extended contracts and regulated pricing mechanisms that incorporate inflation adjustments (covering 85 percent of funds from operations, or FFO, projected for 2026).

The firm targets distributing 60 percent to 70 percent of its steady cash flows as dividends, currently yielding above 4 percent. It retains the balance for reinvestment to expand operations. A solid investment-grade balance sheet further backs the dividend and growth initiatives. Brookfield also sells mature assets to recycle capital into higher-return opportunities. Its focus lies on infrastructure tied to major global shifts such as digitalization, decarbonization, and deglobalization.

Organic growth factors including inflation-linked rate hikes, rising volumes from economic expansion, and development projects should deliver 6 percent to 9 percent annual FFO per share growth. Acquisitions supported by capital recycling efforts are expected to lift the overall growth rate past 10 percent yearly. This underpins plans to increase the dividend by 5 percent to 9 percent annually. The company has raised its payout each year since its inception 17 years ago, achieving a 9 percent compound annual growth rate.

Powerful growth tailwinds

Brookfield Renewable serves as the renewable energy counterpart to Brookfield Infrastructure. It runs one of the largest publicly traded platforms focused on renewable power and sustainable solutions. The business produces stable and expanding cash flows supported by long-term contracts (90 percent of its FFO) with rates indexed to inflation (70 percent of revenue). These reliable flows sustain its dividend yielding nearly 4 percent.

Inflation adjustments, margin improvement efforts, and development initiatives are projected to drive 8 percent to 13 percent yearly FFO per share growth over the next five years. The company is scaling development to meet rising power demand from AI data centers and similar factors. Capital recycling supports value-adding acquisitions, leading to expectations of more than 10 percent annual FFO per share growth through 2031.

Brookfield Renewable anticipates growing its high-yielding dividend by 5 percent to 9 percent each year. It has increased the payout by at least 5 percent annually since 2011.

Income backed by mission-critical properties

W.P. Carey operates as a real estate investment trust. It holds a diversified collection of essential warehouse, industrial, and retail sites in North America and Europe under long-term net leases featuring built-in rent escalations. These assets produce consistent and steadily growing rental income that supports the REIT's dividend yielding nearly 5 percent.

The leases provide low-to-mid single-digit annual rent growth. W.P. Carey supplements this through investments in new income-producing properties via build-to-suit developments, sale-leaseback deals, and portfolio acquisitions. Funding comes from post-dividend free cash flow, sales of non-core assets, a strong balance sheet, and equity issuances.

The REIT has raised its dividend each quarter since adjusting the level in late 2023 after exiting the office sector, including a 4.5 percent increase over the past year. The payout is expected to continue advancing at a low-to-mid single-digit pace aligned with adjusted FFO growth.

They maintain strong financial positions to fuel ongoing expansion.
